Contract
We’ll use our bespoke commercial lease agreement for the period of the contract usually 3 to 5 years which bestows on us the authority to manage the property on your behalf. Once the agreement has been signed, we are immediately committed to paying the full rent every month regardless of the occupancy level.
Payment
Every month we’ll pay the rent directly into your bank account on a date agreed with you, even when the property is not occupied. Tenants are required to pay a deposit which will remain with the Deposit Protection Service throughout the tenancy to cover any damages or unpaid rent.
Our co-living model of managing HMOs makes more money for the landlord than you make with a traditional letting agents.
Property Management
- If you are a landlord that will prefer not to get involved with the day-to-day management of your tenants or you are planning to reside overseas for a period of time and want to ensure your property is in good hands, our property management model is suited for you.
- Our landlords are not charged for our services, we charge our tenants slightly more than we pay our landlords to make a profit. Rent is inclusive of bills and weekly cleaning.
- We ensure properties in our books are kept in good condition, starting with the necessary refurbishment and upgrades (flat screen televisions and the decor), we carry out at the point we assume management.
- We carry out formal inspections every 6 months and our service team update us on the condition of the property every time they visit, any issue raised by a tenant is handled promptly
- Landlords are responsible for the repairs stipulated in the agreement. We will facilitate all prerequisite tasks on your behalf before any work including routine inspections and pass on the expense to you.
- Damages deemed to be the fault of the tenant, the cost of repairs will be covered by us.
- All tradesmen working on the property must be legally certified and fully insured.
